Flood and stormwater overlays are the third piece of the puzzle, and any block close to a creek, gully or low point should be checked early. A confident builder will read these reports with you so you understand the implications well before any contracts are signed.

Check easements, setbacks and services

Most blocks come with invisible lines that limit where a new home can sit. Easements, registered covenants and required setbacks from boundaries are common, and they directly shape your floor plan. 

Locate your sewer, stormwater and water connections, and check if any of them run through the middle of your block. Power, NBN and gas connection points also influence cost and timing. None of this needs to put you off a knockdown rebuild. Knowing it upfront simply protects your budget and your design freedom.
